DEFECT: Failed Dual Pane Window Seals
A dual pane window is a window that has two panes of glass with an airspace between them. This airspace is typically filled with an inert gas on modern windows. To keep the gas between the glass, there is a seal installed at the factory.
The typical indication of dual pane seal failure is moisture between the glass panes or moisture stains on the inside of the glass. When the seal fails, humidity can enter the airspace and condensation forms on the glass panes due to the different temperatures on each side of the pane.
This is an extremely common defect that we find during our Phoenix Arizona home inspections.
So…what’s the fix? Well there are a few choices, most are just cosmetic fixes though.
- Replace the window entirely – This option is the only option that restores the original thermal properties of the window. You will need to decide if the cost of replacing the window is justified by the savings that you will receive. If the window is under warranty, you should probably go this route.
- Replace or refinish the glass – There are companies that will refinish the glass or if it’s etched by minerals replace the glass panes. This fix is cosmetic and possibly temporary. Once the dual pane seal has been compromised there is no way to prevent humidity from getting between the panes. Desiccant can be added between the panes to prevent the condition from reoccurring as rapidly but there is no way to fill the airspace with the inert gas.
