The exterior portion of the
inspection covers many different areas including
safety items, maintenance items and general
condition. The exterior of the home is where
we see the majority of deferred maintenance or
items that have been neglected in the past.
If not addressed these relatively small problems
can turn into major problems over time. Take
for example a one inch hole in stucco, over time
as moisture enters the opening the damage spreads
to many times the original size leading to costly
stucco repair and possible damage to the
underlying structure.
Exterior components
that are typically inspected include: |

- Wall Cladding, Flashing & Trim - We
inspect the stucco and trim for damage and
deterioration and visual signs of improper
installation.
- Entry Doors & Windows - We inspect doors
and windows for damage, proper operation and
weatherstripping.
- Decks, Balconies, Porches - We inspect
for deteriorated wood, proper railings and stability
- Eaves, Soffits & Fascia - We inspect for
signs of rot or decay and signs of water
penetration. The eaves can often times give
clues to the condition of the roof as it pertains to
sheathing.
- Vegitation, Grading & Drainage - We
inspect for any issues that would cause standing
water around the foundation. We also report on
trees that are close to the home or are in danger of
contacting the home.
- Driveways, Walkways & Patios - We inspect
and report on the condition of the concrete and any
trip hazards that may be present.
